Some of the old guys actually CAN pull this off and I envy them for it... but that's what they deserve for being in the game for the last 40 years.The stars might align and something does fall into your lap with no effort, but if you truly want to buy something and buy it soon, you need to start taking more action and be READY to pull the trigger when the time comes.

I certainly do not advocate that the poor don't deserve good, safe housing, but from an investor perspective, it is a higher risk tenant pool. 

But, I have kept him super busy, and have even brought him in on some deals just to insure that he can build passive income, and because he deserved the option.

The PRICE (everyone always tend to believe their house is the best on the market and deserves to be sold for more, unfortunately, real estate market is NOT like that. every updates and additions MUST support that price you ask for to the T.
