@Chris Clothier well Clayton Morris comes to mind of the worse of the worse I have witnessed.those that give inferior product usually don't last to long.. so longevity in the market place is a key indicator.right now I see the TK industry if we can call it that somewhat stressed.. to do full renovations like your company does you simply have to move up in asset class and price points.. you cannot do a full rehab on a 75k exit property MOST of the time.so something has to give..

the reality is rehab contractors that work on these types of properties are tough to manage .they need you to buy the materials they need draws every Friday.. the dont' show up they do mediocore work.. what the local flipper or turn key guy or gal has is their thumb on them.. all except Morris that is he is a train wreck by the post that I have seen.again just caution hiring out of state contractors and dream teams sells pod cast and books but in my experience it so far from reality..

take away is you bought a top end rental like Curt and @Chris Clothier recommend not a bottom end MOrris thing.. which none of us recommend.. contrats.. little recapture but appreciation is an important part of the equation and maybe now we can say markets are not flat like we used to say a few years back.. cash flow and appreciation.Nice one.
