This is why it is important to purchase in the right location - Education, Amenities, Employment, Transportation, are within reach.  

Never got an offer accepted, but I like those areas due to proximity to NYC and public transportation.

That wealth, proximity to chicago and cross-continental transportation routes, and a cheap student work force brings industry to town which for the most part has stuck around throughout the years.
