It is very hit or miss, and you may not be able to get your capital out.I typically recommend investors purchase a new primary residence, before they look into an ADU, as they will get all the benefits of owning real estate from buying a new property, versus an ADU that is a subsidiary of an existing property and won't get you the same benefits as far as taxes, and appreciation.
