I also charge a $300 fee up front for each cat or for any dog that has been owned for less than a year (puppy or rescue).Finally, I have an animal addendum that stipulates the rules about being leashed, cleaning up after, noise, damages, and more.There's more to it but it's definitely worth investigating and figuring out how to reduce risk while increasing profit.

Everyone in investing in Worcester now so I don't want to go with crowd is heading instead of locations where there is less "noise", but investing wisely as I've done so far.Any advice?

Use a low-noise fan (I use panasonic FV-0511VQ1 from Amazon) and wire it directly to the overhead light so it comes on with the light switch - tenants won't even know its running. if you put it between the wall and the light you can punch through the outside wall from the cutout you make for the fan and also reach the electric in the light.

Renters in my category are looking for safe homes close to work & school and away from noise, a big house for their money, a layout that makes sense, and basic & durable amenities so they don't have to walk on eggshells and can get their deposit back when they move.
