Every time I saw someone post on BP, "You can't find lending on Sub30k properties," I just shook my head because we told people (myself and the sub30k mastermind group - we have a group of thought leaders in there) a million times how to do it.

Being totally ignored is maddening lol.  

I'll post here after I get it all figured out to let you all know how it shook out!

If your statement is true, I would guess that the severity of that collapse shook the faith in homeownership, keeping rental demand high even as property values plummeted.

The seller agreed and we where both happy and 30 days later shook hands at the closing table!

I obviously learned a lot from this, but this experience shook me and the last thing on my mind was doing another deal.A couple months ago, I was referred to Biggerpockets by a longtime friend who encouraged me to listen to one of the podcasts. 

So we agreed on a price, shook hands and signed some papers.

the part of it that was maddening was that the unit was empty for a few months during a rehab/re-rent and they kept charging me full estimated usage as if it was still occupied. 

You are getting shook down
