Pointing back to #1 above, let's first make sure that we're comparing apples to apples or at least to some other fruit.

@Chen Tong, @Brian Sher, and @Anjoli Elizabeth Rowe, the MLS still have deals, but as @John Barrett mentioned above, they need some work and they are not so low hanging fruits like other markets. 

Laws aren't made to give investors a road block in making money, they are made to protect owners rights, equity, use of their property, quiet enjoyment and the fruits of the land (fruits of the land meaning profits derived from their ownership).

The wholesaler appears to take very little risk, but in return does not enjoy the full fruits of the find.  

The greater Seattle-Tacoma area still has a lot of upside and offers a blend of cashflow and appreciation potential.

Anytime I'm looking into buying in to a group, mentorship, or program I look at the fruit.

Once I had to feed the kid an entire box of fruit snacks to keep him from rummaging through the current tenant’s belongings.

Plus, I can always go to the HD and give them the paint code and have never had an issue with paint patches not blending in, even on paint many years old.I have currently have 10 units, and only use 4 different paints (2 wall colors [1 beige and 1 gray depending on the house], 1 trim and 1 ceiling).  

I finally feel like I’m starting to see the fruits of my labor.
