I've been flipping and renting since '91 around Birmingham, Alabama, so I've seen a few...from the courthouse steps, we bought a funky looking commercial building on 6 acres in a bad part of town one time for $24k, rented it to a shady "casino" group for 12 months at $2k/mo, then sold it for $180K on the 13th month.We bought a SFR on the courthouse steps in a different county for $80k.

I just don’t think that would have much success when you are going after more sophisticated sellers of large apartment complexes.

There is always some people making bad choices, pick your casino, it's full of em. 

No matter how you spin it your highly commissioned insurance policy will never consistently average double digit returns.As proof in my 25 years in the securities and insurance business not once did a sophisticated investor show or tell me how they were making a lot of money off their life insurance policy.

Compare this to other sponsors on here who are getting completed roasted, and it comes down to them being smaller, not communicating and appear to be focused on their next fund and not the ones they have.I think really the key to answer the status of those syndication is if we have AI that can do sophisticated intel and ask something like these :Hey ChatGPT, what is the current occupancy and DSCR of Apartment at 123 Main St, PA 11222 ? 

When you are forming all sorts of small partnerships with no real "corporate" backing and pooled asset base to provide security for the counterparty, typically you can't get a swap.right so one of this big group that brought swap is making huge win when rate is going up, i would not reveal their name, you are right it's not for everyone juice. but for us small LP, investing to those big group and the small newbie sndication, is just about the same.for swap, i read in pensford website and they are really sophisticated, leant tons about interest rate.

@Spencer CuelloSpark Investment Group generally does 506b deals open to sophisticated and accredited investors. 506b rules require syndication sponsors have a relationship with the investors prior to entering into any investments.
