Looking for any information on how to determine in a particular town or area has a strong or weak demand for rentals

One of my strengths/weaknesses is my skepticism. 

This has not been my experience with most tenants.Most of the tenants have hard time taking care of themselves.The worst is when they try to breed them and walk around with chain leashes to feed their weak egos.I just wish these people would grow up.I am an animal lover but do not believe large dogs belong in apartment complexes.They need a house and a yard to expend the energy and not claw a place up trying to get out of a small space.

I worked construction during the summers growing up, so I am able to do much of the work myself with the exception of HVAC.After listening to many of the Podcasts it seems that networking is my biggest weakness and I have decided to start by joining this website and hopefully meet other investors, especially those currently dealing with the Atlanta area.I look forward to hearing and learning from you all!

It's not at all unusual to find garbage places built the 1970s that have much worse and chronic problems than a place built with care in 1920.In buy-and-hold, your job is always to pick places that have investment longevity, that can be renovated, in areas that will most likely appreciate.

When buying an investment property, it is crucial you know what you are comfortable with as an investor and find professionals that can make up for your weak points, then learn from them.Also consider this relationship with your agent, and be honest with yourself whether you both will hit it off.

Weak financials (even if you can raise the capital) and no experience will make it difficult to obtain a loan.
