Unfortunately, she recently lost her job and requested to break the contract.The lease states that she is responsible for the remaining rent to fulfill the contract (19 months), but here’s the situation:She actually improved my house (paint, light fixtures, added hardware to all cabinets and closet doors), so the property looks nicer than before.I personally don’t mind letting her go, because I would like to move back into the house myself.The property manager told me that if I move back in, they would charge her $36,000 (the remaining rent) as a penalty.

There is some misc things you could update like the countertops, cabinets are older style, light switch faceplates, any light fixtures that are older, etc.

@Kay Sam I usually do granite or quartz counters and lvp flooring agreeable grey paint and white trim and ceilings and cabinets.

BUT, I don't want to lose out on rent for 2-3 months while I complete the rest of the work which would include: 1) a new front deck (replacing an older worn structure with a couple of flaws that are long term concerns; but still functional and safe now)-there remains an alternate entrance for tenants to use during this time.2) bathroom rehabs (2); both small rehabs but ones that today I'm not ready to get into due to limited availability of my time this fall3) kitchen cabinets and counter, sink rehab:These are all things that as a standard LIF, would be fairly easy to work around (kitchen being the obvious most intrusive).
