Because of heightened development activity, it's really stratified the supply, which means you actually have a wider variance to work with, and potentially better opportunities to capture rent upside.

With a fourplex you should be able to achieve cash flow even with the current rates - in addition, even if you took on a mortgage on a rental property in the current market, you will still be able to refinance in the near future when rates come down - I would not pass up an opportunity that makes sense as an Invesment just b/c of heightened rates.

The returns are not super but are incredibly recession proof while also being hypersensitive to inflation so an upturn in the economy generally has a heightened impact on food/commodity prices which can boost your return quickly in the near term.
