I have heard great things about Kansas city and heard it's a good market to buy in.

I would say we see a large increase of Note Brokers (joker brokers) coming in.

Before locking anything in, I emailed the listing agent to introduce myself and make sure I’m not stepping on any toes.

The average discount to net asset value is 36% (THEORETICALLY) I paid 64C for each $1.00 of assets); the average LTV utilized by the REITs I invested in is 30% (REITs with LTV above 50% are “suspect”) and my dividend yield on the total portfolio is just over 7%.  

@Nick Mittler As you assess what resources you currently have, being local to an affordable market (which people from everywhere else invest in), is an asset.

Depending on what city you are in, I suggest house hacking your first property.
