How are you supposed to know the condition what your offer is based on what the seller says?

No specific experiential advice I can offer but there are USA based call centers with 1-800 numbers where you pay per month for a certain month over of minutes with a native English speaker answering the phone. 

As another example of just how far off we are in philosophy, you offered a solution to us – “Break the lease and increase the rent by $100 from next month because the tenant wants to use the AC”.

May and June we had multiple inquiries and booked up.  

On the rare occasion there is a problem we take care of it swiftly and communicate with guests about what is going on to get their issue fixed with minimal impact to their stay.If I had a serious enough issue I would offer a partial refund.
