Multifamily rents are down a bit year-over-year in most of the larger cities in FL, but it feels like a steeper decline in Jax (there's a recent Yardi Matrix report that shows it's down 1.1% YoY in October).

After talking with one of the top brokers in the area, they confirmed theres a solid demand in the corridor for that type of space, but there is a larger developer planning on making 20+ units in the next year or so only about 2 miles away.

I’m evaluating this property as a VA-funded live-in renovation project with a 2-to-3-year hold → rental conversion.Any info on this property would be greatly appreciated. 

Bought it for 257k and after renovations it is now appraised at 347k.
