If you do then start saving that cash flow along with other capital (work) and I presume you'll have another in no time and if need be you can always draw from equity in future

Difficult to see how that alone would benefit a partner, since they can't loan you the down payment (presumably the "partner" part).

That said, neither Cinci nor Cleveland is about to become empty of people- if anything, the number of renters has increased in recent years (presumably because people are wary of buying in a market with low/no appreciation and precarious economy).
