Looking for property in areas that aren’t in a bubble and need tlc.

Mainly caused by the mortgage-backed securitues (MBS) market bubble popping.What caused the bubble?

2015 - Is this a bubble? 

So I am just a small fish at the moment, but not a newbie.I have not actively invested in many years now, as I was very busy travelling the world working on cruise ships, and then travelling more during my holidays.I have been living in a bubble for many years at sea, so I figured it would be a great idea to join BiggerPockets in order to make new friends with likeminded people and hopefully fast track to doing a deal, as I don't want to take forever to learn about the current market and areas, find deals and basically reinvent the wheel.Is there anyone willing to share some tips / advice / feedback on what areas to focus on, where to find deals or anything else that you might find beneficial?

It is so easy to ignore risk in a boom (bubble?)

Do you foresee another housing bubble or crash?

I'm not calling a bubble but in my opinion this won't last and there will be lots of volatility over the next 3-4 years while companies and people adapt to a more expensive world.

Basically, Texas or Florida is not even on my list because the market is way overpriced and in a bubble where rents are not keeping up with home values, i.e.
