@Tracy Scott it's highly dependent on the deal, the type of property and the location.In addition to the items others have mentioned, here are some of the biggest potential start-up expenses that I study closely before buying a property:Foundation/structure--this is one of my few "deal breakers", I typically will not purchase a property with significant foundation or structural issues.

If paying the closing costs ($1050-1400 for a cash purchase with title insurance) is a deal breaker, I'll pay half or whatever to get it done.

After a thorough review of systems, we had plumbers troubleshoot and repair/replace a couple of small chronic bathroom leak issues, and electricians installed a number of end-runs back to the panels so that rooms could each have window A/Cs running without tripping circuits and other such issue.

If tenant is responsible for the cost of clogs, they will be willing to fix the issue especially with it virtually always just taking the turn of an Allen wrench and pressing the built-in circuit breaker button.
