You've given me a few things to consider and helped to come to a decision, and it was a hard decision because some of it I wanted to use to play pokers with my buddies ( I havnt been to tourney night since December!)

His book is like learning "Poker Odds" but not about 'tells', 'table environment', 'inflection points', etc...

There are hard money lenders out there who can help with fix n flips so I would start conversations with different lenders to get a sense of terms and interest rates.I would also prepare yourself for the long game.

@Brian Burke  very good point Brian  there is a certain amount of friendship between bidders ( at least here in Oregon) but its like playing poker you keep things close to your vest.

Additionly, the tenant was bragging in front of multiple people/my friends about his welfare fraud during poker.

I will say, once I started down the commercial path, doing a conventional loan is like hot pokers under the fingernails... you probably won't go back!
