Whats holding me back is my lack of "boots on ground" network here in Longmont, Colorado.All my properties are SFR class A type, so almost no maintenance in last 2 years (leaking vacuum breaker for sprinklers is the only little task I can think of).

Not only is it a good idea to show where the water shut offs are (at least behind the toilets due to the concern about clogs) but also where the breaker box is.Very recently we had an incident where, on a Sunday (of course; all disasters happen on a holiday or a weekend) the tenant was running the dishwasher when it suddenly started smoking, popping and burning. 

Also, more room in the electrical panel if you need to add A/C or some other circuits now required by code and avoid an entire service upgrade.Good luck to you,Gary

That would definitely be a deal breaker. 

Account Closed In my experience, once you get burned a few times as a landlord, you develop your own "deal breaker" rules that you stick with as a policy. 

Account ClosedThis all happened early on this year in January, but I was reminded about it last week  when I woke up freezing haha....I had a pipe in as basement burst above my breaker panels and another pipe in a bathroom at a house that flooded two floors.

These can all be used for negotiation and not really a deal breaker, except for galvanized steel plumbing which will require digging up the entire parking lot and into the building.  

Since it''s nationwide they could cherry pick the most friendly district/circuit to file in.
