Whats holding me back is my lack of "boots on ground" network here in Longmont, Colorado.All my properties are SFR class A type, so almost no maintenance in last 2 years (leaking vacuum breaker for sprinklers is the only little task I can think of).

Not only is it a good idea to show where the water shut offs are (at least behind the toilets due to the concern about clogs) but also where the breaker box is.Very recently we had an incident where, on a Sunday (of course; all disasters happen on a holiday or a weekend) the tenant was running the dishwasher when it suddenly started smoking, popping and burning.
