Discovered that in the 3 months in the house they broke the glass out of the oven door, left a puddle of shrimp juice in the refrigerator, discovered what trash they didn't burn in the back yard they threw over the fence, and spray painted our bird baths red (left the cans in the yard).

Keep in mind depending on your location u could be at peak market values, don't over leverage without capital to burn in hard times, also consider starting the conversation w the seller about a deal in the future...u might just see a dip in economy/mkt and reap the rewards of patience a few months down the line but I understand striking while the iron is hot too.

I did dozens with my banker at $250k-$300k before they started funding $1m+ loans.If your looking to buy during a down turn when no one wants to touch RE with a 10ft pole you had better have strong relationships with your banker and have access to lots of cash to get good deals.A $1m crash and burn in 2008 say a failing townhouse project, your going to need hundreds of thousands to get in and turn it around.
