On May 7, 2025, Governor Bob Ferguson signed HB 1217 into law, enacting statewide rent stabilization measures with immediate effect.

I will love for Bob to chime in. 

For instance, you contact says 12 months, you ESTIMATED 6 months, but now its month 8 and wrapping up but Thanksgivings weird because Uncle BOB keeps saying you promised 6 months and you are just stealing from him, but he agreed to 12 months and you are still able to keep that problem because you extended that out.

It seems like you're just putting agents down in order to sell your consulting services, similar to Bob the "20% Net Caps All Day" guy who got kicked off of here permanently. 

I think the worries about whether California's statutory rejection of Section 469(c)(7) also means California will selectively reject other bits and bobs of the regulations for 469 are unfounded.
