If liquidity is the priority, fastest close often wins, even if the payout is a little lower.If maximizing price matters more, sellers will tolerate longer timelines so the buyer can fully underwrite and justify a higher offer.If the note is complicated (partial pay history, property issues, or borrower story), trust in the buyer becomes the #1 factor — sellers want to know the buyer will actually close instead of retrading at the last minute.
