commercial lenders, private lenders, and hard money lenders wont be able to do this because the client lives in it. best bet is probably a local bank.

Seller financing is another one - great option in theory, but modeling those scenarios takes forever so I only do it when the seller explicitly mentions it.I'm betting I'm leaving money on the table by not exploring every financing angle, but there's only so many hours in the day.

Hey Mike,Given it’s a non-warrantable condo and an asset-depletion loan, your best bet is to check with portfolio lenders or local credit unions  big banks usually won’t touch those.

I think your best bet would be to get it tented asap.  

If DTI is an issue as you say, then the DSCR might be your best bet, but most DSCR programs aren't set up for a renovation.
