Outside of owning the center or similar strip mall, we are seeing pretty big opportunities in development of the asset class and or re-development. 

I am hoping I can find a multi-family house hack opportunity that can beat this and some (because it would be more active), hopefully with returns > 15% or so annually on average (all things considered).

If you're living abroad, I definitely recommend a stateside property manager and/or emergency team who can handle communications and responses within your tenant's timezone and keep you in the loop on the general condition of the property since you can't be there in person.
