If I was a seller, I would only vacate a unit if by contract you agreed tonpaynthebrent until new tenant was placed in the event that sale does not close.Unfortunately, either the buyer or seller will have increased risk.  

Comission is regulated by the listing contract between seller and broker, example 6%.

If you try to arrange a seller credit outside the sales contract and out of the lender's view, I think you are playing with fire.

Like @Andrew Steffens said, it might also mean that the surrounding neighbors -- used to some commotion -- might be less picky about STRs nextdoor.Plus, is the busy street a straight shot into the heart of wherever? 

Make sure to keep in close dialogue with your lender before making an offer on the 2nd property, while you are under contract on the 1st.... unless you are paying cash for both of course.
