I have literally put in $70,000 or more that I regret, two 20% down payments (about $58,000 total) and all the repair costs and capital expenses (stolen AC unit, new roof which was partially paid by my seller, new water heater).

We have several options to minimize squatters and breakins to steal mechanicals:1) Remove Mechanicals (so can't be stolen), install ArmorGuard doorjamb reinforcement to make it harder to kick in doors and use double-key deadbolts so entry thru a window still doesn't allow opening of a door for greater access.2) Install DAWGS which are metal screens that replace doors and cover windows to deter entry.

I know I go about as far as anyone in the fix and flip capital business but I wont front rehab money to contractors good way to get it stolen and the clients dont realize it either. for my very good repeat clients I might front 5 to 10k for clean out..
