Gurus are teaching people to get into real estate with no money down so you have 18 year old watched some youtube videos and call themselves a real estate investor.

My first agent was probably 75 years old and a super sweet lady who helped me buy my first home.

He was making $100k/year working from home about 25–30 hours a week.

I think that fund has made 12% - 20% returns per year.
