A better approach might be to find a REI Association in the area(s) and ask other investors for their recommendations - it's not uncommon to choose a different appraiser depending on the type of property (residential vs commercial MFH vs. office or industrial) and the objective of the appraisal.

The "big" firms like AA may get a lot of hype but they generally can't compete on the next level tax strategies (Family office type strategies) nor customer service as their employee turnover is quite high.

we use post office for a virtual address, of course they do not have conference rooms, but not sure they need to be one in the same, I would look into some co-working space or speak to some real estaet agents etc and see if you can use their space.

You can act as your own RA, but unless you have an office separate form your home, I probably would just pay someone to do it.
