Imagine where we would be today if we could wipe 90% of global competition off the table. 

What I would bring to the table is literally everything else under their direction/guidance. 

In my opinion, the A-class route is actually less risky in terms of tenant quality and property performance, even though you're bringing more capital to the table. 

Someone who is constantly bringing winners to the table won't stay unfunded forever. 

I have a small beach condo 90mins away that I went higher end on key pieces like Bassett for bedroom and misc living/dining room tables.

I guess I'm at a point where it makes sense to me to start to take risk off of the table ( I'm aware stock investing is risky, I'm mostly talking about paying down the 7.5% mortgage) and would love to hear from people with the same mindset.

Wow that is real fraud with a lot of $$ on the table. 

I saved a bunch of cash, also took cash from my retirement accounts & brought it to the table.

While it may feel like you’re leaving money on the table, long-term stability often outweighs short-term gain.

This way you don't need to bring as much cash to the table but can still build your portfolio.
