When starting out it's important to work towards one concrete, attainable goal.

Would a Civil Engineering Degree help attain those permits and would it also help from a cost controlling standpoint?  

The only drawback found is that they mainly focus on SFH and attain small cashflow.

Not that I wouldn’t, but haven’t found the neighborhood that offered the right fundamentals to provide for attainable scale and quick appreciation.

Would love to attain the walk through if my schedule permits. 

In such circumstances it is extremely likely that certificates of occupancy would not be issued and until such a time as a conforming use was implemented or the previous level of nonconforming use was attained the property would not be able to be utilized for investment purposes.  

My question to you all is: how have you managed to attain aggressive growth goals without using out-of-pocket money? 

My biggest conundrum now is I want to be my own GC because even when I play with smaller numbers they’re still out of reach for me to be able to attain this goal and afford the monthly mortgage with taxes and insurance.

Is this attainable?
