What I have seen in the past with this kind of thing is a warehouse facility that is used to fund the origination, and then the note is quickly sold either to an SPV consisting of raised investor capital, or to another third-party investment fund/bank that buys for yield, or securitized into a private label mbs/cmbs.

@Chadrick Bailey Also use a separate credit card for the expenses related to the property even though you can track with a piece of software it is easier to keep track if you don't mix expenses.

Might be easier to open a joint checking account and just make equal deposits when required and keep a balance to reduce number of deposits required.
