You might want to do a little work on your app to support you in the decision making process.We require photocopies of two forms of id, Drivers license, SS Card, etc. as well as photocopies of W2 or last two paychecks as well as any form of income or assets to be considered in the application process.You would be amazed how many bad candidates that alone stops.

from now on i say no pets, charge somewhat high rent for the area and don't charge for credit check nor run it until sufficient income qualifies (verified monthly income is at least 3X rent), and 1X rent + 2X security deposit funds are show available. so far this weeds out all but the most serious and financially stable, leaving busy 'career' professionals to concentrate on, as most street folks don't bother bringing paystub to photocopy with application or don't have 3X rent to put where their mouth is.

I don’t think asking for a simple photocopy of the ID for the person you’re entrusting with this asset is too much to ask.

Plus, they're going to be in eviction court anyway (for one client or another) so the cost is usually a little better (since you're not the only one paying for them to go to court).You'll want to have all your paperwork in order before contacting any eviction attorney, which includes the lease and any renewal agreement(s) if applicable of course, but also any written correspondence you've sent the tenant, any deposit receipts (or check photocopies) and bank records, as well as any records of maintenance requests and evidence that you took care of them (e.g., contractor or supply house receipts).I've also been told some judges will want to see proof of ownership so bring a copy of any deed(s) related to the property.
