My general question: All of that data would allow for an effective decision on property - but is the general flow sourcing (via public/tools/web) -> running HOA/community check (preferred areas) -> comps with plans/DOM/sell speed -> gathering larger area picture -> rapid underwrite to verify decided property? 

From the drone footage on the GRM web page it looks like development has (at best) just started, and this appears to be consistent with the single page development activity status report from GRM.

Thanks againAs for Austin: Companies and events are leaving Austin or canceling, airlines are canceling routes and I personally know 5 families who left Austin (fed up of the traffic, hype, $17 tacos and sheer heat) so I am going to disagree with you on the net negative growth.

Land in Texas, especially around Houston area, has been too expensive. 1 acre on decent traffic streets are going for $300 to 500k. 

I live within 30 minutes of Chattanooga and I absolutely can not stand it because of traffic.

A few things I'm particularly curious about:Durability & wear: How well has LVP held up under daily use, especially with pets, rentals, or heavy foot traffic?

And than we get into the "fun" things like how to operate a website that drives millions of traffic weekly, so one can actually FIND a tenant, the various software systems to pre-screen persons, schedule showings, operate lease signings, and on and on and on. 

Just like MLM  real estate has been attacked by the dream merchants  IE real estate guru's its a great gig for them  they make boat load of money.I like the line from the Traffic song   Low Spark of the high heeled boys.it goes like this" the man bought a new suit on your dreams "  and that was written I suspect in the late 60s to 70s.. :)
