LOTS of paperwork, unfavorable terms, tenants get the upper hand, bad inspectors make things miserable, a huge delay in getting paid etc.Ive had an inspector fail a unit for no hot water heater ( it was a renewal inspection, not even initial), she wasn't aware the whole building had a centralized boiler.

And yes, attorneys make money from forming LLCs, but they make way more when you were negligent and didn’t know what you didn’t know and end up in a lawsuit.All this being said, LLCs confuse lenders because they don't understand that most of the time they are disregarded entities (for tax purposes) and rather than try to go another level to understand what the borrower is doing, they just outright give unfavorable lending terms.

During my two trips out there, getting a rental car and driving the streets was the best way for me to get a feel for it...before going I also utilized Google Maps street view (albeit these images are mostly dated).Property prices out here (in CA) and unfavorable landlord treatment in general made considering to Indy easy.
