Currently using Cozy for rent collection, but for past experience with C-class properties I  used National Association of Independent Landlord’s rent collection/monitoring service, which had the unique advantage of actually automatically calling tenants when rent was not paid on time, which was great for tenants that were not great over email.

In the Carr Fire, my customer was evacuated for 2 weeks and knew they had a home to go back to as they could monitor their production from their solar system so knew the roof was still there.

I also lock exterior A/C circuit boxes and label the units, cage and circuit box with A/C specific alarm stickers that I had made up.I will frequently install an inexpensive alarm system (not monitored) which gives me peace of mind between tenants and acts as a selling point when showing the units.I've doubled up on door stops (to prevent doorknobs from going into walls).
