This allows you to build equity, experience the "thrill" of being a landlord, and expand your skill set for bigger and brighter things. 

My personal belief is that the future is brighter in Albany and Troy over Schenectady.

NNN deals located in in-fill, highly populated, growing areas have a much brighter future in terms of re-leasing potential if/when a tenant decides to vacate, versus some random property in Nowheresville, Midwest that has very limited future re-leasing potential.Now is actually a great time to buy NNN deals.

Because slim margins exist all across the spectrum, the fix/flip, wholesale model must await brighter (or is that blighted) days to flourish. 

On the brighter side, you at least have your health : )So be patient...you have no other choice. 

I think the future is even brighter for Longmont as it has been lagging behind the rest of Boulder County for the past 30 years and only recently started to catch up.
