People get so bogged down on making a perfect website (Which has not given me very many leads) , making a perfect business card, making a perfect yellow letter with the perfect lists.. that they actually just prolong actually getting started and taking serious action.Your objective starting out is finding a solid, Juicy deal.

A prolonged drop would definitely cause some cutbacks in drilling.

The thing we want to avoid more than anything is having a non-paying tenant living above us who requires us to go through a prolonged eviction process which is more trouble in DC than most places.

I accepted rent one or two times, which only prolonged the inevitable. 

Maybe I sound bad for saying this but regardless what you do in life there will always be hurdles so waiting and prolonging the process I think will hinder me more than help me.

I'd bet the buyer is actually making an offer at 20K and simply saying he can't borrow to provide any more and if he does, would want you to carry it. 20K doesn't cut it for you.I might consider being less greedy in avoiding some prolonged transaction and using an option at 25K, and flipping the option to your buyer for 5K. 

On the other hand, if you are looking to make money on the interest for a prolonged period, you may include a prepayment penalty.

I only care because it could prolong the timing of a quick deal.
