I make sure my tenants know that before I ask them to sign the RUBS agreement.That said, some inherited tenants will be stubborn about you "changing the deal" on them.

If you want leads, figure out a way to target leads.A lead is not just anyone.A lead is anyone willing to sell their house below market value, regardless of the reason for selling.You can either be stubborn and do exactly what all these other people that fail are doing.. or do what I did.

Maybe they're retired and can't afford the place but are too stubborn to ask for help, so when a lifeline is offered and they can sell the house that they can't afford to fix and maybe move to a smaller cheaper place, they jump.
