If you are spending more time analyzing deals in a spreadsheet than looking at properties and watching how fast everything is selling and at what price, you are stuck in video game investor mode where you are crunching numbers and then seeing what the lowest (highest) price you can offer based on your data.

@David Van BruntWhile I have explained at length in this thread while the business model is about lining up their own pockets and those of some developers at the expense of paying members, you bring a great point to the conversation.

My husband and I just closed on our first duplex and are in full renovation mode, but in the next couple months as we have some free time again, I would definitely be interested.

My business model is to earn 50% to 100% profit (ROI) on my investment capital every year.

So your absoluly correct nothing new to see here and the model is far tougher in the SFR space than in the past.. in the MFR is were I see it really work well.  

This is unfortunately many wholesalers model, I bought one like this, and negotiated the payout from 30 K to 5K.
