How long has it been empty (deferred maintenance items like roof leaks, broken windows destroying lath and plaster).Is it lath and plaster or has it been redone in sheet rock.Lead Issues related to renting to families with kids (if that is the demographic for it).Structural (the condition of the mortar and the structural integrity of the overhang fascia.I also see upstairs doors in the front that would have probably led to a cast iron set of dual balconies, like in New Orleans.

So now I use keyword alerts and just pop in with answers to threads that come up in those, mostly.But I’ve been grateful for the post votes and humbled by the privilege of four appearances on the BP podcast (and at least one cameo), several blog articles written, and now as an author of a book for BP—all of which have led to close to 100 podcast and speaking engagements, and none of it would have happened without BP.But I haven’t been around as much as the new group of heavy hitters and I’ll never hold a candle to guys like @Jay Hinrichs and @Russell Brazil, but I’m just proud to play my small role here, with fame or without.

@Fade Aromolaran This idea of easy money with little to no money into each deal, relying solely, or mainly, on renters or even worse “rent to own” buyers, even you do it right,  has led to ugly failures of those adopting this strategy in the past.it’s a bit delusional to think you can find 10 sub2’s a month (or even a year) that make sense.
