I have serious doubts if its been converted into a multifamily...I recently saw 150-yr. old tavern that was attached to the largest grist mill in the country get denied registration...Anyway, location is key...if you are in city limits, or have neighborhood (or deed) restrictions you may be facing a challenge...I know a guy that renovated 20-properties and discovered that the siding had to be replicated to the original...he had to pay a machine shop to create a cutter head so he could mill the siding to the original spec for any repairs.

You should have your attorney research the issue, but a 1031 does permit related party exchanges if your transaction qualified as one (some additional disclosure and restrictions might then apply).

Also learning that appraisers have looser restrictions on what they can use to appraise a property...Wondering what everyone else has heard/read about this, as I'm not finding much with the Google...Especially curious to hear how this might affect real estate markets in regions where veteran population is high (like here in Colorado Springs)...I feel like this could cause home prices to soar as veterans are able to borrow more than the previous $484K.
