Last I heard private business can refuse entry if you do not have a mask or a vaccine, even if you have a disability that prevents you from doing so. 

The contractor said there was a greater then 1/4 inch layer of stuff all over the AC condenser, so cleaned that all out.     

If this is your first investment and it is out of state, it just adds another layer of already heavy risk.

Roof of asphalt shingle replacement (not new layer) cost $8K (typical rental size structure which is not large), lifetime 20 years. 

We had an apartment in one of our multis that had a layer of carpet, a layer of old style ugly pergo, then another layer of carpet on top of the pergo & no padding anywhere.

And the total and utter disgust I've been feeling at politicians, organizations, and some of the general public being so flippant as to tell rental property owners they can't evict has just added another layer to the ugly cake for me.It's galling that for years politicians have grossly undercut affordable housing programs, but suddenly expect us to become de-facto charities against our will. 

However, HOA rules also apply as a layer on top of deed restrictions and are far more likely to get updated as new trends apply, such as short-term rentals.
