The property is the least important part, and you can actually do very poorly on a great property if you don't first understand the product type, the market for that product or have a great team in place to manage and maintain it.If I were just getting started with $100k, I would try to find a 2-4 unit with numbers that would enable me to live in one unit, rent the others, and live for as close to free as possible.
