I looked at the following:Year over Year Appreciation (not relevant to cash flow, but still important)Gross RentsLess Vacancy (HUD)Less Property Taxes (Various State and Local Governments, sanity checked with aggregated data)Less Insurance (state data - costs tend to be distributed by general geography, rather than by hyper-local factors with notable exceptions)Less Property Management (Assume 10%) Less CapEx and Maintenance (Assume $3K per year)I don't include utilities, HOAs, and other expenses, because these are often passed to the tenants.

I know this one idiot who owns (probably "owned" in the next 12 months) 10  coastal rentals, portfolio leverage of around 76% LTV; 1.10x DCR and now all of a sudden he's not able to cover his annual debt service.

I've had people with recent evictions--not at least 3X amount of rent in income per month--not able to come up with 1st month's rent and deposit to move in--a family of 7 people wanting to live in a 2 bedroom apartment....screen, screen, screen, no matter where you invest.

That is why we'd be filing for a claim on loss of business income due to the fact that we cannot recoup or rid ourselves of the tenants who are not paying rent due to the fact we're not able to sue for eviction.

@Dashiel C Neimark Google ST2 (the existing expansion into North Seattle and the Eastside, and some parts of Tacoma, trains rolling in 2-3 years) and ST3 (the longer-term expansion into West Seattle, Ballard, and some parts of Tacoma, Trains rolling in 4-12 years).The route is set for the most part, with some notable exceptions.
