The town did a re-assessment recently.

I know nothing about RE in Bulgaria but it might be worth searching house hacking and see if that is something doable in your area.

What toe of Commercial RE are you interested in.  

Currently re sidding and adding value to the home.

I would appreciate your expert opinions, anything you may be able to educate me on reasons for appreciation, cash flow, re-sale, etc in Roseville/Sacramento.. 

If you are below market rent and a tenant vacates it could be faster.Mostly I ask these questions in hopes of educating other newbie RE investors.Because the expensive cap ex items last many years, I fear your expenses likely do not allocate properly for these costs and your cash flow is worse than you realize.I believe the current market is challenging.
