Over time it can, but you need a job to get a mortgage to buy a rental and most rentals will not make you rich quick.

Find a job that you enjoy and pays well using skills you have.

Between your job and savings already, you should be able to house hack one, move out in a year, then house hack another.

We have a few simple qualifications: tenants should have no prior evictions, a clean criminal record, a credit score of at least 635, a steady work history with verifiable income, a minimum monthly salary of $5,700, and a positive reference from a previous landlord.We’d love to show you around!

It is just hard to scale and pay executive salaries with that strategy.

Phase 1 - Demo, roof, HVAC (this should take 10 days) Phase 2 - Plumbing, electrical, patch roof (this is two weeks) etc.Too many people jump in with anyone who says they can do the job b/c you just wanna believe it so bad. 

Motivation....they have to have a driving force like:New job in new location, must move before job starts.Life event....marriage, kids, divorce, retirement....must get more bedrooms or reduce expenses.Investor with cash they want to invest...especially 1031 clients.Everyone who is comfy in their house and just "thinking" of moving, is NOT moving.
