I’d make sure your $17 already includes:Property taxesInsuranceFHA mortgage insurance (PMI)Any utilities or services you’re covering (water, trash, lawn, etc.)Maintenance and capital expensesSome allowance for vacancyIf any of that isn’t included, the property is probably slightly negative once you move out and it becomes a full rental, so you want to be comfortable with that tradeoff in exchange for loan paydown and long-term upside.Just to confirm, you’re looking at:Purchase price: $310,000Down payment: 4% FHARents: $1,400 per sideProjected net: $17/month once both are rentedAre those the numbers you’re using, and do you have estimates yet for taxes, insurance, and PMI?

It covers expenses like supplies and small things and then it gets reimbursed back from the net payout to the owners so each month there’s a net payout summary with a check for the owner, which includes all the bookings in minus the fees, taxes, and Amazon Along with the commission I am currently just using Excel to do bookkeeping, knowing the entire time that once it grows, we’re gonna have to grow with it in terms of technology.

@Gary Tucci,A cost segregation study can definitely be worth the investment, especially with 100% bonus depreciation.Since your short-term rental (STR) is likely non-passive due to your material participation, the bonus depreciation can offset other income, including W-2 income.
