Things are never rainbows and butterflies, so don't get frustrated when it’s not perfect.Assuming you do a good job screening tenants, and there are no huge problems found on the inspection, then this will be a good dealCF = 1/2*Rent - P&IP&I = 308.74 (assuming 5.5% IR and 30 year fixed)Rent = 700*2 = 1,400 (low priced rent = choice of tenant, and less stress as a landlord)CF = 1/2*(1400) - $308.74CF = $391.26/mo.IMO this is great CF considering how conservative this calculation is.

I drive to my job doing what(You guessed it) mortgages, I come home and between the kids, school (Yes I'm in my 30's and I go to school full time- I'm jamaican geez we like having tons of jobs) I want to search for homes instead of doing my homework- Its the last thing I think about before I sleep and the first thing when I wake up- I will talk and gush about it like a lover if I found someone willing to listen long enough..A great house or a great deal actually gives me butterflies in the stomach.

Vernon/Seton Hill area is well on it's way to being gentrified, good rents for relatively cheap houses.If you look at a map of Baltimore and imagine a butterfly on top of the map, you want to live in the body and stay away from the wings.

Smart guy bought a chunk of raw land here is silly-con Valley.Took it to our mutual attorney,long story short, it was LAND locked and protected habitat for butterflies.
