Any sophisticated investor will not want to pay much over this number because there is likely a similar property on market that can be outfitted in a similar fashion and likely perform reasonably the same.But another point Jon brought up is in the commercial space, it is totally dependent on proven income to sky is the limit!

The master lease aversion is actually a common problem, and we have seen multiple inquiries of similar fashion.

For me, the most effective method has been good ol' fashion networking. 

Every once in awhile here on BiggerPockets a product like this makes an appearance and gets pumped up very aggressively, and the unfortunate thing is that it makes an impression on folks that are new to investing or may not have much of a financial background.Any seasoned lender will tell you that one of the most basic tenets of lending is that your loan must be secured or collateralized in some fashion.

I am an advocate for owning investment real estate in LLC's but not in such a complexed fashion.

They are suffering from their own stupidity, being "over-leveraged", and the investor from greed/fear inducing a good old fashioned Bank RUN on them, which they don't of course have the funds to pay out without bankrupting themselves.

Unless you have the money for down payment that would be much better, but I am not sure you will find someone in a timely fashion that is offering anything similar to this.

I would try to structure a lease option in some sort of fashion.

I think the reality is that Airbnb is a larger company with a larger IT department so their software is more sophisticated and they have the staff to make software changes in a timely fashion to meet state and local laws.
