Others were the opposite but now I assume you are finding that they all are being treated similarly if not identically where they most if not all stopped making payments at the same time and when payments are restarted they are at the same time and at the exact same lower amount.

Reply that rent is due on the 1st and late on the 6th (or whatever the lease terms are).Increase rent to near market rates at lease maturity or non-renew with problem residents.Provide proper notices and be respectful (and unemotional).

I'd probably do it if I had the 75k to buy it and stick the 75k in a bond/treasury ladder which matures over the next seven and a half years to offset the negative cash flow.To me, negative cash flowing properties are stressful.Still thinking out loudAveraging over the years, this amounts to about 4% rent return + 3% appreciation for a total return of 7%, which is not a great deal, but better than the 5% interest rates.
